This type of loft is generally sufficient for those contemplating the smaller loft conversion, in general for a single bedroom, study etc, where adequate height is obtainable within the existing loft space. Rooflights can then be installed with minimal disruption.
Dormer
When the size of the existing loft space is not sufficient, this type of conversion is used. It makes additional headroom for the staircase and for all new rooms. If an additional bathroom is planned along with the rooms the increased height made by the Dormer gives additional height above the fittings.
